Does insurance cover a roof replacement?

If a nasty wind or hailstorm has blown through your area and damaged your roof, your insurance company should cover the cost of a roof replacement. However, it’s essential that you understand the terms of your homeowner’s policy that can affect your claim approval and maximize your reimbursement. In general, most homeowner’s policies will cover the replacement of a roof that has been destroyed by wind damage, hail, fire, vandalism, lightning, and heavy snow, ice, and sleet.

Cause of Damage

As mentioned, most homeowner’s policies will replace a roof that has been damaged by perils such as extreme weather, a fire, or vandalism. In regions with a high risk of disasters such as wildfires, earthquakes, tornadoes, etc., you may not be covered, unless specifically stated in your homeowner’s policy.

Policy Types and Damage Limits

It’s important to review your policy for damage limits. In some cases, you may not receive the full replacement cost of your roof based on the cause of the damage as discussed above. Another important consideration is whether your policy is for Actual Cash Value (ACV) or Replacement Cost Value (RCV). Understanding Insurance Terms

Insurance Guide

Helping you to understand common insurance terms seen in the roofing process.

RCV

Replacement Cost Value, or the initial insurance-estimated cost to replace your roof.

Recoverable Depreciation

The amount the value of your roof has decreased because it isn’t brand new.

ACV

Actual Cash Value. The RCV minus Recoverable Depreciation = ACV.

Deductible or Copay

Subtracted from your claim. The deductible or copay will be paid out-of-pocket to your contractor.

When your roof is completed, you will be given:

  • Your Recoverable Depreciation
  • Supplements for Permit
  • Taxes & Code Requirements

Which makes the total payout from the insurance company to you $10,000. Or, $1,000 less than your bill from Premier to account for your deductible.

*Please note the numbers listed here are for example purposes and actual costs vary from project to project.

If a roofer provides an estimate that is more than the RCV, you will be required to pay the difference to your roofing contractor.

Example: If your RCV is $10,000, and your estimate is $12,000, you owe the roofing contractor $2,000 (the difference) + $1,000 (the deductible) = $3,000 total out of pocket.

If a roofer provides an estimate that is less than the RCV, your insurance company will only release enough money to cover the estimate.

Example: If your RCV is $8,000, and your estimate is $8,000, you only owe the roofing company your $1,000 deductible = $1,000 total out of pocket for a cheap roof.

Your roofing project has been approved and scheduled, now what? Get to know the roofing process with Premier Roofing Company!

Prep and Protect Your Property

Before your project begins, the Premier Roofing team will lay down tarps in your driveway and over landscaping near the home to protect your property from any debris that may fall during the tear-off and installation of your new roof.

Removal Of Old Roof and Deck Prep

Once your property is projected, your Premier Roofing team will start your roofing project by removing the existing roofing, inspecting the decking, and repairing or replacing it as needed.

Install Leak Barrier and Deck Protection

Next, your team will install leak barrier at eaves, sidewalls, skylights, valleys, and penetrations and cover the remainder of the roof with deck protection.

Install New Shingles

Your roof is now ready for shingles! Each shingle is installed with 6 fasteners. During the installation, your team will ensure coursing, valleys, ridges, hips, and rakes are straight. They will also install and paint any accessories and flashing per GAF specifications.

Clean Up

Now that your roof has been replaced, your Premier Roofing team will begin the cleanup stage of your project by clearing the roof, gutters, yard, and driveway of all debris. They will ensure gutters and siding are not marked by shingles and probe your yard with magnets to pick up any loose nails.

Mr. Marklin Replaces Chris Tulp in His New Role Effective Aug. 1

DENVER, CO ––  Nationally-recognized Premier Roofing Company, one of the largest residential roofing services providers in the U.S., has announced that Luke Marklin will take over as Chief Executive Officer, effective Aug. 1, 2023. In his exciting and dynamic new position, Marklin replaces Co-Founder and Board Member, Chris Tulp.

A Premier Roofing representative said Mr. Marklin’s resume and accomplishments are impressive, making him the ideal choice to replace Mr. Tulp. They added that Mr. Tulp will continue to support Premier as founder, helping with strategy and key initiatives.

Premier Roofing has 400 teammates in 15 cities across the U.S., replacing thousands of roofs on homes annually, according to the company.

It is illegal for a contractor to pay, waive, or discount your insurance deductible. It is insurance fraud if homeowners don’t pay their deductible.

THE PROBLEM

Some contractors offer waived or discounted deductibles as a selling point to their customers. Whether they know it or not, they’re asking their customers to commit insurance fraud. In order for a contractor to waive a homeowner’s deductible, they must provide a false invoice to the insurer – this constitutes insurance fraud.

HOW ROOFERS WAIVE DEDUCTIBLES

When an insurance company pays for your property repairs, they subtract your deductible amount from their payments. That deductible expense is the contractual responsibility of the insured homeowner and it is illegal for a contractor to interfere in this contractual obligation.

Contractors who waive insurance deductibles provide an invoice to the insurance carrier to release funds, and then provide a different invoice or collect a different amount from the insured homeowner. If an insurance company knows a contractor is billing them for the full project cost, but not billing the homeowner for the same amount, they could demand repayment for the difference and refer the contractor and the customer to the state for investigation.

For homeowners replacing their roof for the first time, the insurance process can be daunting. Premier Roofing is here to help make your roofing project as easy as possible.

1) Get a roof inspection from a reputable, local roofing company

Many homeowners call their insurance company first. However, your roof may not have damage. In this case you may have this “claim” count against you anyway. Start with a free, no-obligation roof inspection and get a detailed inspection report.

2) If you have damage, make a claim with your insurance

With your inspection report in hand you can file your claim on your homeowner’s policy with confidence. Your insurance company will likely ask you if your roof has already been inspected and if you have selected a contractor. Keep in mind, you can work with any roofing company you wish. It is entirely your choice.

3) Have your insurance adjuster and your roofer inspect your roof together

When they inspect the roof together, they are more likely to be on the same page about what will be covered by insurance. This will save you a lot of back and forth phone calls. And you will be able to get the project started more quickly.

4) Schedule your roof replacement with your selected roofing company

At this point in the process, our customers are assigned a Project Manager who is the homeowner’s point of contact for the duration of the project. Typical roof replacements take 1-2 days, start to finish. You are not required to be home when the work is being done.

5) Your deductible should be your only out-of-pocket expense

Your insurance company will cut you a check and once your roof work is done you will pay that to your roofing contractor.

Clogged gutters and downspouts give no room for water to flow. Water pools inside the gutter and it will flood over at the bottom of the roof. It can leave the roof shingles damaged and also cause cracks in the roof. A cracked roof creates a leak in the ceiling and the interior of the house. Repairing a rotten roof floor or damaged roof is costly. A clean gutter allows a smooth passage of water flowing from the bottom, controlling the flow of the water off the roof and directing it through a channel and away from the foundation and other parts of a property.

Keep Out Pests
Insects, birds, and rodents can make their homes in a gutter clogged with leaves and debris. They can also find their way into your home through the gutter system. Damage to Fascia
